Abstract
CV Nirwana Dewata Cargo merupakan sebuah perusahaan yang berfokus
pada sektor pengiriman barang. Penelitian ini bertujuan untuk menganalisis
kelayakan pembangunan gudang baru pada CV Nirwana Dewata sebagai respon
terhadap peningkatan frekuensi pengiriman barang yang membuat sistem
penyewaan gudang dinilai kurang efisien. Metode yang digunakan mencakup
analisis lokasi dengan pendekatan Center of Gravity untuk menentukan titik
optimal pembangunan gudang, perencanaan tata letak dengan penyesuaian ruang
penyimpanan dan area bongkar muat, serta analisis kelayakan investasi melalui
perhitungan Net Present Value (NPV), Payback Period (PBP), Profitability Index
(PI), dan Internal Rate of Return (IRR). Hasil penelitian menunjukkan bahwa lokasi
strategis di wilayah Lodtunduh, Gianyar, dengan jarak sekitar 3,8 km dari kantor
pusat merupakan pilihan yang tepat untuk mendukung kelancaran distribusi.
Investasi awal sebesar Rp 777.000.000 menghasilkan NPV positif sebesar Rp
811.078.437, PBP selama 3,1 tahun, PI sebesar 2, dan IRR sebesar 38,98%, yang
mengindikasikan kelayakan investasi. Analisis sensitivitas mengungkapkan bahwa
peningkatan biaya operasional hingga 38% masih memungkinkan investasi
dikatakan layak, sedangkan kenaikan sebesar 39% menyebabkan nilai NPV negatif.
Dengan demikian, penelitian ini menyimpulkan bahwa pembangunan gudang baru
layak dilaksanakan guna meningkatkan efisiensi operasional dan mendukung
pertumbuhan logistik perusahaan.

This study aims to analyze the feasibility of constructing a new warehouse for CV Nirwana Dewata in response to the increasing frequency of shipments, which has rendered the existing warehouse rental system less efficient. The methods used include location analysis using the Center of Gravity approach to determine the optimal point for warehouse construction, layout planning with adjustments for storage space and loading/unloading areas, and investment feasibility analysis through the calculation of Net Present Value (NPV), Payback Period (PBP), Profitability Index (PI), and Internal Rate of Return (IRR). The results indicate that a strategic location in Lodtunduh, Gianyar approximately 3.8 km from the main office is the most suitable to support smooth distribution operations. An initial investment of Rp 777,000,000 yielded a positive NPV of Rp 811,078,437, a payback period of 3.1 years, a PI of 2, and an IRR of 38.98%, all of which indicate a feasible investment. Sensitivity analysis revealed that an increase in operational costs of up to 38% still renders the investment viable, whereas a 39% increase results in a negative NPV. Therefore, this study concludes that the construction of the new warehouse is feasible and necessary to enhance operational efficiency and support the company’s logistics growth.
